Please take the time to read these terms and conditions carefully. To use our apartments you must agree to abide by these conditions during your stay. The terms and conditions of booking set out below provide a basis on which VNM Malta Holiday Apartments accept bookings.


1) RESERVATIONS: Initial enquires and reservations may be made by telephone/fax or by email directly with the owner or agent. Your reservation however, will only be secured when we receive your booking deposit. Deposits can be paid by using Pay Pal, Money Transfer or by Cash sent by registered/recorded post. (any bank charges are to be paid by tenant)

2) CONFIRMATION: Deposits are not refundable or transferable. On receipt of your deposit, we will issue a Deposit Confirmation by email or post which will detail the dates of your reserved Holiday Apartment and the total cost of your stay. The issue of our Confirmation will demonstrate that an agreement exists between you and the owners of VNM Malta Holiday Apartments.

3) CANCELLATION:

a. By You: If you are compelled to cancel your reservation, you should let us know as soon as possible, and then immediately confirm your cancellation in writing. Your cancellation will only become effective when we received your written instructions. Failure to cancel your reservation in writing will deem you responsible for the full costs of the reserved Apartment.

b. By Us: It is unlikely that it will be necessary for us to cancel your booking; however we do reserve the right to do so. In such an event, we will do our utmost to offer you another apartment of an equivalent standard (subject to availability), or provide a full refund of your deposit. In some instances where the reason is beyond the owner control only the deposit is refunded.

4) PAYMENT PROCEDURE: Once our Confirmation has been issued, you become responsible for the total cost of the selected Apartment. The keys will handed on arrival once the balance is settled (this can be made in cash). Should you fail to take up your apartment on the date booked, we will invoice you for the full payment.

5) ARRIVAL AND DEPARTURE: Keys to the apartments can be collected after 2:00p.m. on the day of arrival. The Apartment should be vacated by 11:00a.m. on the day of departure.

6) PRICES: All prices are calculated per apartment per night. The price includes accommodation, as well as water and electricity during the stay. Please note that use of air-conditioning is metered at an extra cost.

7) YOUR RESPONSIBILITIES: The Owner shall be allowed access to the apartment at any reasonable time. You are responsible for the apartment and also expected to take all reasonable care of it. All equipment, utensils etc must be left clean and tidy at the end of your holiday. If any breakages or damages should occur to the apartment or its contents you must notify the Owner immediately; the tenants are liable for the loss of any equipment from the same, whilst being occupied.

VNM Malta reserve the right to ask for a deposit against damages. This deposit will be refunded on the day of departure once the property and inventories are checked, and no damages or missing items are reported. Payment of this damages deposit is to be made on arrival. This amount is stipulated by the Owner according to the duration of stay.

The Owner reserves the right to terminate the tenancy of property if conduct is detrimental to other residents nearby. In these circumstances, no money would be refunded including any deposit made.

No private parties are allowed in the apartment during your stay.

The apartments are air-conditioned, all doors and windows are to be kept closed when air-conditioning system is on.

8) PETS: We regret that pets are not permitted on the apartment.

9) PARTY SIZE: The total number of people occupying the apartment shall at no time exceed the number stated upon booking. Should you abuse this requirement you may be asked to pay an extra fee, otherwise to leave apartment immediately.

10) DISCLAIMER: No responsibility will be accepted by the owners for any accident or loss, damage to personal effects, baggage, car or any other item belonging to you or any member of your party whether arising from the negligence of the owner.

11) COMPLAINTS: If, whilst on holiday, you are not satisfied with your apartment, you should contact the Owner on (00356)99442123 immediately so that we can attempt to resolve the problem. Failure to follow this procedure will make it impossible for us to put the matter right and may result in the loss or reduction of any rights you may have had in connection with your complaint. The property owner is not responsible for any potential noise or disturbance going on in the nearby area.
